Improvements to Increase Vacation Home Values

Update the Kitchen and Bathrooms

We’ve learned that updated kitchens are so important for guests when booking their vacation and can easily increase what they are willing to pay per night. Guests opt for a rental so the family has the option to cook meals and not eat out for every meal. So, kitchens with SLEEK, MODERN APPLIANCES stand out, especially if these kitchens have beautiful custom cabinets and countertops. If you’re looking for smaller, more affordable improvements to increase vacation home values, little touches like a stylish backsplash or a built-in wine fridge can really add value to your property.

Renovated bathrooms show that the homeowner cares about their property. Clean lines, TILED SHOWERS and TUBS, and WALK-IN SHOWERS really grab attention. It’s important to remember that families with young children often look for vacation rentals with at least one tub, so kids can still take their evening baths.

Keep Things Clean

An easy and affordable way to maintain your home and its value is to keep it clean. Don’t forget things like power washing, cleaning out the gutter, wiping windows, etc. With our vacation rental management, you can rest assured knowing your property is being well cleaned and properly maintained. To provide the highest level of transparency, we do not employ maintenance or housekeeping personnel. This allows our team to negotiate better pricing for clients without a potential conflict of interest.

Give Your Home Some Curb Appeal

Don’t forget about the outside of your home! Doing some landscaping to your home can be a fun way to spruce things up and actually increase the value of the house. Another great thing about adding some curb appeal is it can be as affordable or as costly as you’d like. You can DIY your garden beds and maybe even add a walkway. On the flip side, you can take on bigger projects that come with bigger rewards like adding a pool or fence.

Figure Out the Value of Your Home

In order to increase the value of your home, you have to know where you’re starting at. A great way to figure that out is to have a South Carolina home inspection done on your beach house to ensure your home doesn’t have any underlying problems you might not know about. From there, you can get an appraisal on the property to determine what the house is worth. We recommend doing this before and after any improvements to your home. However, getting all this done will cost some money, so if you prefer to only do it once, get your final home value after your improvements. You can get a general idea of what your home is worth via the real estate market before you make any upgrades. That’s something we can help you with here at Dunes Properties.

Keep In Mind: This is a much more important step if you plan to sell than if you’re looking to increase your vacation rental’s price per night.

Get Your Caffeine Fix At These Delicious Coffee Shops in Charleston

Second State Coffee

Second State Coffee is a staple around Charleston with four locations around the Lowcountry. Their first shop opened a decade ago in Downtown Charleston. Two more locations are in Mount Pleasant not far from Isle of Palms and Sullivan’s Island. The last location, under the name Broom Wagon Coffee, calls West Ashley home which isn’t far from Folly Beach. They roast their beans locally and currently craft 10 different blends. They even have their own matcha blend. If you stop in during breakfast, the shops offer cafe favorites like baked goods and sandwiches.

Mercantile and Mash

Much more than just a coffee shop, Mercantile and Mash combines coffee with whiskey, wine, butcher, grocery, and dining all in an awesome modern space. If you are working remotely and want a cool place to plugin in Charleston, this is a great spot. And if you’re looking for some steaks to grill in your beach house, you can pick up some great cuts.

Bitty and Beau’s Coffee

Bitty and Beau’s Coffee is, like they like to say, “more than just a cup of coffee.” The shop hires people with intellectual and developmental disabilities and by doing so, empowers them and creates and more inclusive community. It’s not just a great idea for a business; Bitty and Beau’s is easily one of the best coffee shops in Charleston! If you’re not much of a coffee perfect, we recommend a breakfast sandwich or smoothie.

Vintage Coffee Cafe

Known for their great outdoor space under large live oaks, Vintage Coffee Cafe offers a classic coffee menu along with sandwiches and wood-fired pizzas. If you’re staying on Sullivan’s Island of Isle of Palms, it’s a great spot to grab lunch and a mid-day pick-me-up because it’s a quick drive from either beach. While you’re there, you can sit back and relax under the shady trees; you are on vacation after all!

Kudu Coffee and Craft Beer

It’s all in the name, Kudu Coffee and Craft Beer is a popular spot to get an iced coffee and an iced cold beer. Don’t expect to get work done here though; the shop doesn’t have wifi to encourage its customers to enjoy good conversation. They have a great courtyard in Downtown Charleston to do so and often host live music.

Clerks Coffee Company

Located within Hotel Emeline in Downtown Charleston, Clerks Coffee Company makes a great iced coffee on the go when you’re exploring our historic city. The shop is next to the Charleston City Market and just two blocks from King Street.
